Getting started

Begin with the situation, not a diagnosis.

What happens during an assessment?

Keep reviews the property, access, visible condition, your priorities, and the date it needs to be ready. You receive a written scope, a flat project price, and a committed photo-ready date before work is scheduled.

Do I need to know which services to request?

No. Begin with the outcome and the concerns you have noticed. Keep will identify what appears worthwhile and state plainly what belongs outside the preparation scope.

Can I request one service without choosing a program?

Yes. Every individual service can be requested on its own. Listing Ready and Estate Care are for properties that benefit from one coordinated plan.

Estates and distance

A process built for full homes and owners who may be far away.

Do you handle estates and inherited homes?

Yes. Estate Care handles contents, donation, cleanout, and market preparation as one project. See the Estate Care page for the complete process. See Estate Care.

We live out of state. Can this work?

Yes. Begin with photos, video, a local contact, or documented lockbox access. Approvals happen by email and phone, with photo and video updates at milestones.

What happens to personal or valuable items?

They are set aside and brought to the authorized decision-maker. Anything uncertain is photographed and asked about rather than guessed at.

Pricing and scope

How is pricing set?

Every project is a flat fee approved in writing before work begins, never hourly. The price reflects the full approved scope, labor, hauling where included, and the committed timeline.

What if preparation reveals damage?

Keep documents the condition and may pause when continuing could risk the property. Preparation is not an inspection or licensed repair service, and it cannot guarantee every underlying condition will be found.

Do you perform licensed repairs?

Not at this time. Electrical, plumbing, roofing, structural, and other licensed work must be placed with the appropriate licensed contractor.

Access and timing

How far ahead should I schedule?

As early as practical, especially when photography is booked. If the date is close, share it at intake and Keep will be direct about what is feasible.

Does the owner need to be present?

No. Keep can work through documented lockbox access when the approving party, access plan, pets, utilities, and communication expectations are clear.

What happens if weather affects exterior work?

Unsafe or damaging conditions can move an exterior task. Keep communicates changes promptly and protects the committed finish line by prioritizing the work that can proceed responsibly.

What Keep is, and what it is not.

Are you insured?

Yes. Keep Estate Care is insured, and documentation is available on request before work begins.

Do you buy houses or take listings?

No. Keep prepares homes. It does not buy them and does not take a commission on the sale. The recommendations serve your preparation plan, not a purchase price.

Which communities do you serve?

Keep is based in Bend and serves Bend, Redmond, Sisters, Sunriver, and out-of-state owners responsible for property in Central Oregon.
